What Is the Jumbo Loan Limit in Nashville, Franklin, and Brentwood, TN?

In 2026, the jumbo line in Nashville (Davidson County) and in Franklin and Brentwood (Williamson County) is $1,029,250 for a one-unit home. If you borrow more than that, it is a jumbo loan. If you borrow that much or less, it can be a regular (conforming) loan. This limit is set by the FHFA, and it is higher than the national limit of $832,750. What counts is how much you borrow, not the price of the house.

Homes in Nashville, Franklin, and Brentwood often cost more than homes in many other places. So buyers here ask about jumbo loans a lot. The good news: the limit in our area is higher than in most of the country.

What is a jumbo loan?

Most home loans get sold to Fannie Mae or Freddie Mac after closing. They can only buy loans up to a certain size. That size is called the conforming loan limit. A loan bigger than the limit is called a jumbo loan.

The Federal Housing Finance Agency (FHFA) sets the limit for every county each year.

2026 loan limits for the Nashville area

These limits come straight from the FHFA's 2026 county list. Davidson, Williamson, Rutherford, Maury, Sumner, and Wilson counties all share the same limits.

Type of home2026 limit (Nashville area)2026 national limit
1 unit (most houses)$1,029,250$832,750
2 units$1,317,650$1,066,250
3 units$1,592,700$1,288,800
4 units$1,979,350$1,601,750

It's about the loan, not the house price

A lot of people think a pricey house means a jumbo loan. That is not always true. What matters is how much you borrow after your down payment.

Here is an example with a $1,300,000 home:

Home priceDown paymentLoan amountResult
$1,300,00020% ($260,000)$1,040,000Jumbo (over $1,029,250)
$1,300,00022% ($286,000)$1,014,000Not jumbo (under $1,029,250)

On this home, a down payment of at least $270,750 (about 21%) keeps the loan at or under the limit. Your numbers will be different, so let's run your real price and down payment.

What changes with a jumbo loan?

  • Each lender sets its own rules, because Fannie Mae and Freddie Mac do not buy these loans.
  • Lenders often want a higher credit score, more money saved after closing, and lower monthly debts.
  • Rules are different from lender to lender. As a broker, I can compare more than one lender for you.

Common questions

What is the jumbo loan limit in Nashville in 2026?

In Davidson County (Nashville), the 2026 limit is $1,029,250 for a one-unit home. A loan bigger than that is a jumbo loan.

Is the limit the same in Franklin and Brentwood?

Yes. Franklin and Brentwood are in Williamson County. The 2026 limit there is also $1,029,250 for a one-unit home.

Is a $1 million house always a jumbo loan?

No. It depends on how much you borrow. For example, if you buy a $1,000,000 home with 10% down, your loan is $900,000. That is under the $1,029,250 limit, so it is not a jumbo loan.

Will the limit change in 2027?

It might. The FHFA sets new limits each year. The 2027 limits had not been announced as of October 11, 2026.

Do jumbo loans need 20% down?

There is no single rule. Each jumbo lender sets its own down payment, credit, and savings rules. I can compare lenders to find a good fit for you.
